Perform all aspects of utility corridor, right-of-way (ROW) and real estate acquisition related activities both on and off shore; Will negotiate favorable terms for related agreements including acquisition, disposition, relinquishment, modification of easements, fee purchases, franchise and permit rights, encroachment resolutions and settlements of damage claims; Negotiates the acquisition of rights-of-way, ground and mineral leases, and other property interest to accommodate the construction, operation, and maintenance of client facilities; Negotiates property damage settlements and loss claims associated with capital projects and day-to-day operations; Prepare related cost estimates associated with project acquisitions; Reviews, prepares, analyzes, interprets all related agreements, deeds, easements, leases, permits, and licenses; Serves as liaison between clients, developers, and governmental agencies in support of acquisition activities; Resolves encroachment, damage claims, landowner complaints and inquiries; Degree from an accredited four year college or university; Minimum of three (3) years experience in performing all aspects of real estate acquisitions; Able to understand and plot property descriptions including multiple tracts with out-sales; Require possessing or obtaining your Notary for assigned projects. Knowledge in all aspects of real estate acquisition, title, permitting, due diligence, public relations, community outreach and a solid understanding of regulatory and legal issues; Satisfactory driving record as determined by the Company and a valid driver’s license; Organizational skills and the ability to prioritize tasks; Excellent oral and written communication skills; Self-starting individual who follows directions and procedures, adheres to a work schedule and can focus on details; Must be flexible with interpersonal people skills and able to work effectively in a team environment while consistently maintaining a professional and respectful demeanor and attitude with co-workers, clients, vendors, outside contacts and agencies; Possess analytical and reconciliation skills necessary for problem solving and decision making; Be able to successfully perform multiple tasks and abbreviated deadlines; Must be able to understand financial impacts of decisions and courses of action; Weekend and/or evening work may be required; Will be required to submit daily and weekly progress reports; Must be proficient in Microsoft Office, Primarvera P6, Microsoft Project and able to learn client specific software programs when needed; Smartphone must have capability to accept emails; Law Degree, Para-Legal or IRWA Certificates in Real Estate acquisition a plus; Military Service (Honorable Discharge) is a plus.
